Frameless vs Semi-Frameless vs Framed Shower Doors: Which Is Right for Your Orlando Bathroom in 2026?

July 27, 202610 min readBy Henderson Glass and Mirror

Walk into any Orlando bathroom showroom and you’ll face three fundamentally different shower door constructions at three very different price points: framed, semi-frameless and frameless. Salespeople will push whichever earns them the most, so here’s the comparison we give homeowners when they ask us straight — including the cases where frameless is not the right answer.

The Three Constructions, Defined

Framed doors use thin 3/16″–1/4″ glass held rigid by a full aluminum frame around every edge, riding in tracks top and bottom. This is what builders install in nearly every new Orlando tract home because it’s cheap and forgiving of sloppy openings.

Semi-frameless doors keep metal around the perimeter of the enclosure but leave the door panel itself mostly trimless, usually with 1/4″ glass. It’s a visual compromise: cleaner than framed, but still with visible tracks and rails.

Frameless doors eliminate structural metal entirely. Thick tempered glass — 3/8″ or 1/2″ — is strong enough to be its own structure, hung on solid-brass hinges anchored into wall framing, with small clamps or channels holding fixed panels. The glass is the architecture.

Cost Comparison in the Orlando Market (2026)

  • Framed: $250–$600 installed. Big-box kits plus handyman labor.
  • Semi-frameless: $500–$1,100 installed.
  • Frameless: $1,000–$2,200 installed for most Orlando bathrooms; large corner or steam enclosures with low-iron glass can exceed $2,500. Current local pricing, options and homeowner reviews are on our frameless shower door Orlando page.

The sticker gap looks large until you divide by lifespan. A framed door in a humid Florida bathroom typically shows corrosion, cloudy tracks and failing rollers within 5–8 years. A properly installed frameless enclosure routinely serves 15–20 years. On a cost-per-year basis the gap nearly disappears — and that’s before resale value enters the math.

Durability in Florida Humidity: The Deciding Factor Most Guides Skip

National comparison articles treat all three door types as climate-neutral. Orlando is not climate-neutral. Bathrooms here stay humid longer after every shower, and that punishes metal. Framed doors have the most aluminum — and the bottom track is the failure point: it traps standing water, breeds mildew in the weep holes, and the anodized finish pits and chalks. Semi-frameless reduces the metal but keeps the perimeter frame and often a bottom rail. Frameless has almost nothing to corrode: tempered glass, solid-brass hinges with quality plating, and silicone. In our repair calls across Orlando, corroded framed-door tracks outnumber frameless hardware issues by an enormous margin.

Cleaning and Everyday Living

Ask anyone who’s scrubbed mildew out of a framed door’s bottom track with a toothbrush: the frame is where the grime lives. Frameless glass is a single squeegee-able surface. Add a hydrophobic coating — which we recommend on nearly every Orlando install because of local hard water — and weekly maintenance drops to a 30-second squeegee pass. Semi-frameless sits in between, but the perimeter channels still collect residue.

Resale and Appraisal Impact in Orlando

Orlando’s housing market has matured to the point where buyers in Winter Park, Baldwin Park, Lake Nona and Dr. Phillips expect frameless glass in a primary bath at most price points above the median. Real estate agents tell us the same thing repeatedly: a framed sliding door in a primary suite reads as “original builder condition” and invites price negotiation, while a frameless enclosure photographs like a renovation. For homeowners planning to sell within five years, the frameless upgrade is one of the few bathroom projects that visibly moves listing photos.

When Framed or Semi-Frameless Actually Makes Sense

We install frameless for a living, and we’ll still tell you it’s not always the right call:

  • Rental units and flips at lower price points. If the ARV doesn’t support a $1,500 bathroom line item, a quality semi-frameless slider is the rational choice.
  • Walls that can’t take the load. Frameless hinges need solid anchoring — studs or blocking behind the tile. If a wall can’t be reinforced without demolition, a framed or semi-frameless unit that distributes weight through a perimeter frame may be the practical answer.
  • Tub-shower combos on a budget. Frameless tub panels and doors exist and look fantastic, but a semi-frameless tub slider delivers 70% of the look at half the price.

Configuration Options Within Each Category

Construction type is only half the decision — configuration matters just as much, and it interacts with your bathroom’s layout. In framed and semi-frameless, you’re mostly choosing between bypass sliders and pivot doors, because the frame dictates the geometry. Frameless opens the full catalog: single swinging doors, door-and-inline-panel combinations for wider openings, 90-degree corner enclosures, neo-angle units for tight corners, full-height steam enclosures with operable transoms, and frameless sliders on exposed stainless rollers for openings where a swing door won’t clear a vanity or toilet. That last option matters in many Orlando bathrooms — a frameless barn-style slider delivers the heavy-glass look in spaces where clearance rules out hinges entirely.

Hardware finish is the other differentiator. Framed kits typically come in two or three stock finishes; frameless hardware is available in chrome, brushed nickel, matte black, brushed gold and oil-rubbed bronze, letting the enclosure match your plumbing fixtures exactly. In renovation-heavy neighborhoods like Winter Park and Baldwin Park, matte black frameless hardware against white tile has become the defining look of the current design cycle — something no framed product replicates.

One more layout note: glass shower enclosures also make small Orlando bathrooms feel dramatically larger, because the eye reads through to the far wall instead of stopping at a curtain or metal frame — a real advantage in older College Park and Audubon Park floor plans where every visual foot counts.

Making the Call: A Simple Decision Framework

Answer three questions. How long will you own the home? Under 3 years and not selling on aesthetics — semi-frameless is defensible; 5+ years — frameless wins on cost-per-year alone. Is this the primary bath? The room you use twice daily and buyers judge first justifies the upgrade; a guest bath may not. Is your budget above $1,000 for this line item? If yes, in the Orlando market there is very little argument left for metal frames.

Is frameless glass safe without a frame?

Yes. Frameless doors use 3/8″ or 1/2″ tempered safety glass — four to six times stronger than annealed glass. If it ever breaks, it crumbles into small blunt pieces rather than shards. The thickness that makes framing unnecessary also makes the glass dramatically stronger than the thin panels in framed doors.

Do frameless shower doors leak more than framed doors?

Not when properly designed. Frameless enclosures manage water with door-swing placement, panel layout and clear polycarbonate sweeps instead of rubber gaskets and tracks. A correctly templated frameless door keeps water in the shower just as effectively — without the moldy bottom track.

Can I upgrade my builder-grade framed door to frameless?

In most Orlando homes, yes. We remove the old frame, restore the tile surface, verify or add wall blocking, then laser-template for custom glass. It’s one of our most common projects in Lake Nona and other newer communities — typically completed within two weeks of templating.
